Training Built on Real-World Experience
With more than 18 years of experience in community association management, multifamily operations, and property management, Julie Berry (founder) has built her career around developing people, strengthening operations, and creating successful relationships between management teams, owners, boards, and the communities they serve.
Throughout her career, Julie has had the opportunity to train and mentor property management professionals at all levels. From leasing professionals in LIHTC compliance and Section 42 of the IRS Code, as well as trained and supported community managers and assistant managers across four states. These experiences reinforced for her how important a strong foundation is—especially for professionals who are new to the industry and are often expected to take on significant responsibilities very quickly.
In the HOA industry, she experienced firsthand how assistant managers and new community managers can be handed a complex portfolio before they have had the opportunity to fully understand the fundamentals, responsibilities, and unique dynamics of community association management. The learning curve can be steep, and without the right guidance and support, even talented professionals can quickly become overwhelmed.
That is where her passion for manager development comes in -
Through HME Consulting Services, her goal is to help bridge that gap by providing practical, real-world training and guidance that gives managers and future leaders the knowledge, tools, and confidence they need to succeed.
Julie remains deeply committed to education and professional development within the community association industry. She volunteers her time and expertise by serving on six committees with CAI and AAMD, contributing industry articles, leading Lunch & Learns, and developing and teaching CMCA-accredited educational courses. Through these efforts, she continues to support the growth of community management professionals, board members, and industry partners while helping promote higher standards of knowledge and professionalism throughout the industry.

"Knowing Julie for years and years, I reached out to her for counsel when our HOA decided to shop for new management. Most importantly, Julie empowered me to think about the process as a job interview and our Board as the employer. We hadn’t thought of generating our own questionnaire and really reaching beyond the nuts and bolts for the ethos, the grease that is the company’s leadership. She helped the Board figure out how to hire for the smarts, the personality, the vision because the nuts and bolts are pretty much the same. Julie’s guidance has us coming from a position of inquiry about how a management company educates and values a staff and supports broader community building because the staff, the ever important Community Manager, will undoubtedly project that same energy to our Board and to our community."

"Julie had great communication whether it was by phone, email or in person she was always super responsive to any questions, concerns or issues. She just really cares about doing the right thing ALL the time. Julie is a natural leader with tons of experience and any association would be lucky to have her. She's not the type of person to not lead by example as well. She will show someone how things should be done rather than preach from afar."

"Julie was wonderful to work with and was always the one to get things done. If Julie said it would be done then you could forget about that issue and move on with your day because you just knew it would be taken care of. She was always up on events, changes or anything else that was going on at the time she was here, she always had not just an answer but the RIGHT answer. Julie was the type that didn't just do what she was expected to do in her job, she was the type to go above and beyond ALL the time. She has tremendous skill and she's also thoughtful of people. She's a very motivating and encouraging person."

"Julie is very on point! The best thing about her is she is extremely responsive. Whenever you needed her she was available. I don't know where she found the time to do the things that she did and do them well. She's always professional and she is a remarkable mitigator when in stressful situations. I have witnessed her success, her drive, her performance and business acumen first hand and can tell you that I would hire her in a heartbeat to be a leader for my team."
